CCTV and Smart Security Installation in Dubai

A villa exterior lit and watched over after dark

The kind of property this work goes into. What the system does in yours is decided at design stage, from the rooms and how you use them.

Good security is quiet. Cameras cover what matters without dominating the architecture. Sensors notice what they should and ignore what they should not. When something genuinely needs your attention, you know within moments; when nothing does, the system stays out of your way. That balance, vigilant but unobtrusive, is a design decision, and it is made before anything is mounted.

Quick answer

In brief

CCTV and smart security covers camera positions planned zone by zone, intruder sensors, a recorder held on the property itself, and secure remote viewing on the owner's own devices. Vertex Automation designs and installs these systems for villas, apartments, offices and retail premises in Dubai. Camera work in the emirate is regulated by SIRA, and current requirements for a given property type should be confirmed with the authority.

How it works

Designed as one joined-up system, not a list of devices.

  1. 01

Cameras, alarms and sensors planned together

We design and install CCTV, alarms and sensors for villas, apartments, offices and retail premises across Dubai, as one coordinated system, not a collection of devices. That changes what security can do. A tripped sensor can light the path it watches. Leaving for the airport can arm the alarm, drop the curtains and set cameras to record. The parts cooperate because they were planned together, on paper, before installation begins.

  2. 02

Villa coverage starts with zones, not a camera count

Villa CCTV is its own discipline, and it starts with zones rather than a camera count. The pedestrian gate and the vehicle gate, the driveway, each entrance, the boundary lines, the garden and pool approaches, and any service entrance each earn a decision: covered, or deliberately not. Plan those zones on the site plan and the count follows naturally, with positions chosen so entrances record recognisable faces, approaches are seen along their length instead of side-on, night performance is placed where it is actually dark, and cable routes respect the finished property.

Coverage is planned around the plot, not the building alone. The lighting that makes a camera useful after dark is part of the same design, not a separate job.

Where recordings live, and how you reach them

Recording and viewing are settled with the same care. Footage is held on a recorder inside your own property, with storage sized to the retention period agreed with you. Wired IP cameras are our default because they are the most dependable; Wi-Fi cameras have a place where cabling is genuinely impractical, and we'll say which is which. Remote viewing is configured securely on your own devices, so the property stays visible to you from anywhere without being exposed to anyone else.

A goodnight setting closing the house down. Arming the perimeter belongs in the same press as the lights going off, because a step nobody has to remember is a step nobody skips.

What it gives you

What a designed security system gives you

Hardware is the means. These are the things you notice once the system is live.

  • 01

    Coverage without intrusion

Camera positions are planned on your floor plan before anything is mounted. Entrances, boundaries and approaches are covered; bedrooms and private terraces are not. Where a view edges onto a neighbour or a shared street, privacy masking removes that area from live view and recordings alike.

  • 02

    Alerts worth acting on

A system that cries wolf gets ignored. Because alarms, sensors and cameras share one design, an alert can be verified before it reaches you, a triggered door contact paired with the camera covering that door. You hear about what matters, not every time a cat crosses the drive.

  • 03

Security that responds, not just records

Integration lets the system act. Leaving home can arm the alarm, close the curtains and set lighting to look lived-in. A sensor tripped at night can bring the relevant camera onto a touch panel and light the path outside. Recording is the baseline; response is the point.

  • 04

    Recordings held on your terms

Footage lives on your own recorder, retention is agreed with you, and access is limited to accounts you approve, with factory passwords gone before we leave. Every camera position, sensor zone and user account is documented at handover, so the system stays legible to you and to any engineer you appoint later.

Scope

What a security installation includes

Set at design stage, from the property and your priorities, never from a fixed package.

  • Site survey and camera coverage plan drawn on your floor plans
  • Villa, apartment, office and retail coverage designs
  • CCTV cameras specified per location, with night-capable imaging
  • On-site network video recorder with agreed retention settings
  • Intruder alarm with door, window and motion sensors
  • Video intercom linked to touch panels and phones
  • Privacy masking for views onto neighbouring property
  • Secure remote viewing configured on your own devices
  • Integration with lighting, curtains and away scenes
  • Structured cabling, documentation and credentials passed to you

Project detail

Security is one layer of the same system that runs your lighting, climate and curtains, not a separate app with its own logic. The video intercom answers on the same panels and phones as everything else. An away scene arms the alarm as it sets back the cooling. Gate release, camera views and alerts sit alongside your everyday controls, so the whole property is managed from one place you already know.

In a new build, we join the project early enough to plan camera and sensor cabling into first fix, conduits in place, positions coordinated with the architecture, nothing surface-run. In a retrofit, we begin with a survey of what exists: sound cabling is reused, discreet routes are found for what must be added, and work is sequenced to respect finished decoration. Either way, the design is drawn and agreed before installation begins.

In Dubai

Security & CCTV in Dubai

Climate, regulation and the way this city builds all shape the specification, before any equipment is chosen.

Security-camera work in Dubai sits under SIRA, the Security Industry Regulatory Agency, and the rules are not the same for every property. Commercial premises and buildings that receive the public face defined requirements for camera coverage, recording and how long footage must be kept; private villas are treated differently, and some communities add approval steps of their own for cameras that face shared areas. We treat this as part of the design work: we explain which requirements apply to your property, shape coverage and storage to sit within them, and prepare the details building or community management typically ask to see.

The climate is the other constant. Exterior cameras here face months of heat, dust and hard glare, so housings, mounting positions and sun angles are chosen for the conditions, not copied from a catalogue. We work from Al Quoz and install across Dubai's villa communities, apartment buildings and commercial districts, and because many owners travel through the summer, secure remote viewing and considered alerts are part of the design from the start.

Where we do this work

Security & CCTV projects run across Dubai, and some communities change the method enough that we keep notes on them: Emirates Hills, Palm Jumeirah, Dubai Hills Estate, Arabian Ranches, Jumeirah Golf Estates, Meydan, Business Bay, DIFC. The full coverage list is on areas we serve.

Questions

CCTV and security, questions we get

Start with zones, not numbers. A villa is covered by deciding, area by area: gates, driveway, each entrance, boundary lines, garden and pool approaches, and any service entrance. Cover the zones that matter and the count follows, commonly somewhere between six and twelve for a typical plot, fewer for a compact villa, more where the boundary is long or heavily planted. A site survey settles it properly, because two villas of the same size rarely share the same sightlines.

SIRA, the Security Industry Regulatory Agency, oversees security systems and CCTV in Dubai. What it requires depends on the property: commercial premises and buildings that receive the public generally face defined obligations around coverage, recording and retention, while private homes are treated differently. During the consultation we explain which requirements apply to your specific property and design the system with them in mind, so there are no surprises later.

On a recorder inside your own property by default, not on someone else's servers. Storage is sized at the design stage to the retention period agreed with you, and where your property type carries defined retention obligations under Dubai's regulations, we size it to meet them. Access is limited to the user accounts you approve, factory passwords are replaced during commissioning, and every credential passes to you at handover with the access list documented.

Yes. Remote viewing is configured over an encrypted connection with an individual account for each user, live view, playback and alerts from anywhere. What we don't do is take shortcuts, such as exposing the recorder directly to the internet or leaving shared logins in place. Because every person has their own credentials, access can be adjusted or withdrawn for one user without disturbing the others.

Five things, mainly: how many cameras the coverage plan calls for, the class of camera each position needs, the cabling routes available, how long footage must be stored, and whether an alarm, intercom or wider integration sits in the same scope. That's why we quote after a site survey instead of from a package list. The same villa can be a modest project or a substantial one depending on those decisions, and the survey settles them before any equipment is specified.
