Motorized Curtains & Blinds in Dubai

A modern living room with a large window and warm evening light

The kind of property this work goes into. What the system does in yours is decided at design stage, from the rooms and how you use them.

A curtain that moves on its own sounds like a small luxury. Lived with daily, it changes how a room works. Sheers drift open with the morning. Blackout closes for the afternoon film. The living room cools faster because the glass was shaded before the sun reached it. None of it asks for attention.

Quick answer

In brief

Motorised curtains and blinds run on a driven track with a quiet motor sized to the opening, controlled from wall keypads, an app, schedules and scenes alongside the lighting and air conditioning. Vertex Automation measures, installs and programmes them for villas, apartments and offices in Dubai, supplying the tracks, motors and control but not the fabric. Existing curtains can often be rehung on a new motorised track.

How it works

Designed as one joined-up system, not a list of devices.

  1. 01

A quiet motor on a driven track

Smart curtains, motorized curtains, electric curtains, automatic curtains: different names for the same thing, a curtain moved by a quiet motor on a driven track. Vertex designs and installs these systems for villas, apartments and offices across Dubai, with motors sized to each opening, travel limits set precisely, and everything connected to the same control system as your lighting and air conditioning.

  2. 02

We do the engineering, not the fabric

We're installers and integrators rather than a curtain shop. The fabric stays your choice, made by your curtain maker or a supplier you already trust; our work is the engineering around it. We measure every opening, match motor torque to track length and fabric weight, plan dual tracks where a sheer and a blackout layer share one window, and programme the scenes and schedules that make motorised curtains worth owning.

A touch panel mounted on a stone wall, controlling skylights, extraction and blinds

Blinds and skylights driven from a wall plate alongside the rest of the room. Motors are specified per opening, from its width, its weight and how the fabric hangs.

  3. 03

Motorised blinds, and the openings they suit

The same applies to blinds. We motorise roller, blackout and venetian blinds for the openings where hung fabric does not suit, home offices, kitchens, tight recesses and full-height tower glazing, and they run from the same keypads, app and scenes as the curtains. One press can close a single blind or set shading across the whole floor.

A calm, modern bedroom with neutral, luxurious decor

Bedrooms are where motorised shading earns its place daily: blackout closing at night, sheers opening to a set position in the morning, both without anyone crossing the room.

What it gives you

What motorised shading changes

Hardware is the means. These are the things you notice once the system is live.

  • 01

    Movement you barely hear

Motors are sized to the track length and fabric weight; we don't fit one model everywhere. Soft start and stop, precise travel limits and properly tensioned tracks mean curtains glide instead of lurching, quiet enough for bedrooms and late-night use.

  • 02

    Less heat, less glare

Cooling is usually the largest share of a Dubai home's electricity use, and much of that heat arrives through glass. Automated shading closes before the sun reaches a facade and reopens once it passes, cutting glare and easing the load on your air conditioning.

  • 03

    Scenes, not switches

Curtains join your lighting and climate scenes instead of living on a separate remote. A cinema scene dims the lights and closes the blackout in one action. A morning scene opens the sheers as the first lights come up. Each is programmed to how you actually live.

  • 04

    Privacy on a schedule

Sheers hold privacy through the day while keeping the view and the light. After dark, curtains close on their own, by schedule, by sunset, or with the evening scene, so floor-to-ceiling glass never leaves you on display.

Scope

What an installation covers, opening by opening

Set at design stage, from the property and your priorities, never from a fixed package.

  • Site survey and measurement of every opening
  • Motorised tracks for curtains and sheers, straight or curved
  • Dual tracks for layered sheer and blackout
  • Motorised roller, blackout and venetian blinds
  • Quiet wired and battery motors, sized to track length and fabric weight
  • Rehanging existing curtains on new motorised tracks
  • Wall keypads, app control and voice control
  • Scene, schedule and sunrise/sunset programming
  • Concealed tracks in pelmets and ceiling recesses, coordinated with your interior designer or curtain maker
  • Documented handover and ongoing support

Project detail

Shading works hardest when it is part of one system. We put curtains and blinds on the same platform as your lighting, air conditioning and audio, so they appear in the same app and respond to the same keypads, scenes and voice control. An away state can close the shading to protect furniture from the sun; a cinema scene can black out the room as the lights dim. Bought from a shop, motorised curtains become a remote in a drawer. Planned with the rest of the house, they become part of how every room behaves.

On a new build or renovation, we plan shading early: concealed wiring to each opening, ceiling recesses or pelmet details that hide the track completely, and coordination with your contractor before the ceilings close. In a finished property, retrofit is straightforward, your existing fabric can usually be rehung on a new motorised track, and where cabling is impractical, battery motors avoid opening walls. Either way the control experience is identical; only the installation route changes.

In Dubai

Smart Curtains in Dubai

Climate, regulation and the way this city builds all shape the specification, before any equipment is chosen.

Dubai glazing is generous, and the sun is not gentle with it. Floor-to-ceiling windows bring in views and heat in equal measure; unshaded glass fades furniture, warms rooms all afternoon and keeps the air conditioning working harder than it should. Shading that follows the sun, closing on the exposed facade at midday, reopening later, deals with this whether you are home or not.

There are local habits worth designing for. Blackout that truly blacks out matters more when summer daylight starts early. A majlis benefits from sheers that hold privacy without shutting out light when guests arrive. And in towers, neighbouring buildings sit close, scheduled privacy at dusk is often the feature owners come to value most.

Where we do this work

Smart Curtains projects run across Dubai, and some communities change the method enough that we keep notes on them: Meydan, Downtown Dubai, Dubai Marina. The full coverage list is on areas we serve.

Questions

What owners ask about motorised curtains

Usually, yes, the fabric, not the track. Manual tracks are rarely suitable for motors, because a motorised track moves the curtain with a driven belt and matched gliders. In most cases we keep your existing curtains and rehang them on a new motorised track sized to the opening. During the site visit we check width, weight, stacking space and fixing points, and we'll say plainly if a particular window isn't worth motorising.

Wired motors suit new builds and renovations: power is concealed at each opening, there's nothing to charge, and the finish is completely clean. Battery motors suit finished rooms, no chasing walls, no visible cable, and are recharged in place. How often depends on the size of the curtain and how many times a day it moves; we advise per opening. Both types work identically in the app and in scenes, and most projects mix the two.

A dual track carries two layers on parallel rails, typically a sheer and a blackout, each with its own motor. By day the sheer softens light and holds privacy; at night the blackout closes behind it. It is the standard choice for bedrooms and works well in a majlis, where you want light without exposure. The main constraint is depth: the recess or pelmet must clear both layers, so we measure this before recommending it.

Usually a mix, decided room by room. Bedrooms suit dual-track curtains, a sheer for the day and true blackout for sleep. Living rooms with large sliding doors suit curtains for their scale and softness. Kitchens, bathrooms and home offices suit roller blinds, which sit tight to the glass and tolerate the environment. In towers, blinds often fit recesses that curtains cannot. Both run from the same system, so mixing them changes nothing about the control.

Shading can't change the weather, but it changes when and where heat builds indoors. Closing curtains or blinds while the sun is on a facade keeps rooms noticeably cooler and reduces the work your air conditioning does, and in this climate, cooling is usually what drives the bill. The effect depends on orientation, glazing and fabric. We schedule each facade separately, and we won't put a single number on it.

Day to day you should never need to, but the system doesn't fight you. Most curtain motors include a touch-start function: a gentle pull on the fabric starts the motor in that direction. In a power cut, battery motors carry on as normal, while wired motors pause until power returns; scenes, limits and schedules are retained, so nothing needs reprogramming afterwards. We demonstrate all of this at handover.

The main factors are the number and width of the openings, single or dual tracks, wired or battery motors, straight or curved runs, and how the track is concealed, a pelmet or recess takes more coordination than a face-fixed track. Whether we rehang your existing fabric or your curtain maker supplies new fabric also matters. We measure first and quote per opening, itemised, so you can phase the work window by window if you prefer.

Start where the sun and your routine meet. West-facing glass takes the hardest afternoon heat and gains the most from scheduled shading. Bedrooms come next: blackout you never have to reach for. Living areas with large sliding doors see the most day-to-day convenience. If the budget covers only part of the property, we design the system so more openings can be added later without redoing what is already installed.
